Tenants

Our aim is to provide you with the best customer care and find a home that is right for you. We maintain a database of properties available to rent and of prospective Tenants and their requirements. As properties become available, our first action is to contact waiting Tenants on the database, who’s requirements match the property.

Typically, properties to rent become available between one and two months before the occupancy date, so where possible it is advisable to start looking early.

If we do not currently have a suitable property, just tell us what sort of home and area you are looking for and we will carry out a more in depth search for prospective properties in that area on your behalf.

Having identified a potentially suitable property, we will arrange a viewing.

This will hopefully be at a time to suit you and could be on an evening or a weekend, subject of course to the Landlords/Tenants permission. All viewings will be accompanied by a member of staff unless the Landlord has chosen our Self- Service option. If a property is still occupied then the tenant has a choice to carry out the viewing or let the agent accompany the viewer.

We will instruct a company to take references from your employer and current/former Landlord.

In addition a credit check will be undertaken. If you are under 25, have adverse credit or a low income etc. a guarantor may be required. Applications can take between 2-5 working days and we will update you on any progress. Right Choice Sales & Lettings Ltd are not obliged to inform Tenants on the specific reasons resulting in an unsuccessful application.

Rents are payable by standing order with the first month’s rent due before taking occupation of the property.

Rents are normally quoted on a calendar month basis. In addition, the Tenant is responsible (unless otherwise stated) for the Council Tax, Water Rates, Gas, Electricity, Telephone costs and any other Utility Bills where applicable.

A deposit (or ‘bond’) is required prior to occupation.

This is normally equal to one month’s rent but no more than 5 weeks rent. Check with our representative. Where we are managing the property, the deposit will be registered with My Deposits or the Deposit Protection Service. The next step if you would like to apply for a property, is completing our application form. Please ensure you fill this out as accurately as possible and include a land line telephone number for your employer if applicable.

Once we are in receipt of the relevant information we will update the landlord and make them aware of the proposed tenancy. We will contact you to let you know whether or not your application has been successful, we will also email you confirmation of the outstanding balance to pay before you move in. On the day you move in you will be required to sign the tenancy agreement and other relevant paperwork and you will also need to pay the outstanding balance if this has not already been received (please note that this amount must be in cleared funds).
